Should I Repair or Replace my Garage Door?

This is a question that we get quite a lot from our customers. Many homeowners have garage doors that still look fine, but they are in need of maintenance or repairs. These are some of the issues that we run in to and a little insight that may help you make the best choice for your home.

A typical garage door is made up of 4 or 5 door panels depending on the height of the door. Quite often, door panels can be damaged but the rest of the door is in perfect working order. In some cases, door replacement is the only option because manufacturers sometimes discontinue product lines. It comes as a shock to some, but garage door panels are not interchangeable between manufacturers and other models, even within the same product line. Our rule of thumb is that if you damage more than 1 panel, then it is often best to buy a new door. The reason is simple. The cost difference in those panels and a new door system is insignificant with many models. There are exceptions, but only in more high end door lines. Panels are often damaged by sitting the door down on an object or the door has not been maintained well causing stress to the top panel. Broken Garage Door Spring

A broken garage door spring can be quite a hassle.These springs often break when you are leaving home for work or coming in from an exhausting day. While a broken spring is the signal that your door has some wear, it’s not the death knell for your door system. More times than not, we recommend a spring and roller replacement package. The average lifespan for a garage door spring is 10,000 cycles. A cycle is your door opening and closing 1 time. Your rollers are rated for the same number of cycles. A spring replacement plus a lube and tune on your door and opener should have you up and running for another 5-7 years with proper maintenance. Garage Door Opener Malfunction

When properly maintained, garage door openers can last quite a long time. We have replaced garage door motors that were more than 30 years old. In some cases, these openers were still operational. The motors were only updated because the user wanted a system that had improved safety options, keyless entry systems and technology that allowed the user to open their door using a phone app.

Many homeowners that call our office don’t realize it, but garage doors and openers are generally manufactured by separate companies and have different life cycles. A garage door opener on the fritz is no indication that your door should be replaced. If you have an opener that is giving you trouble, call your local garage door company and they will be able to repair or replace the unit without having to bear the expense of a new door.
